Fully agree Kingpin the tenancy laws are more on the side of the tenant than the landlord. I manage my properties myself and even when I have been advised that the tenancy act is in my favour for getting rid of a bad tenant - I still have to get them to leave.
Par for the course though, and thankfully there are more good tenants out there than the bad ones - just that the bad ones reflect on all tenants.
