buckleys chance of that, but i dont think anyone buying into this stock is expecting a dividend,,,but SP uplift imho is looking positive as commercial property prices and yields stabilise. I work in the industry and have seen it disintergrate over the last two years, and that was reflected throughout the whole commercial property sector. The commercial property markets were a true indicator to the impending Global Financial crisis, everyone is under the impression that the crap hit the fan when Lehman Brothers collapsed in march 2009 approx, but in reality it commenced in Jan 08. I strongly believe that the property sector will in the coming months bring about the strongest returns. When all you hear about are the current overvaluation of stocks i strongly believe that this does not apply to the REITS. If your looking for growth then i believe this is the place to be.

Valad is a little riskier, but if they have survived thus far i cant see that changing in an improving financila climate. Good short to long term hold imho.
