My commercial has an interest rate of 3.1% through NAB and is a lease doc loan. I could have got the rate lower if I went full doc but wanted to exclude my personal assets. For super, factor 4.5% rate as there is only about 4 lenders for super properties.
My commercial place was $3M and generates $200k rent (after all outgoings and pre interest). I'm just in the process of buying another 2, one in super and another outside super.
Word of warning though, once you buy a commercial you won't go back to residential investing....
