In the 1960s and 70s state govts did set the framework to make housing more
affordable. They created partnerships that enabled govt land to be subdivided
and roads and infrastructure put in place and then sold to first home buyers
basically at cost. With such cheap land and in good locations it was a boon for many
wishing to build their first home. Whole suburbs were developed that way.
They had to live in the home for a certain amount of time
before they could sell aimed at preventing speculators abusing the system.
Back then the young gained access to affordable housing in this way.
Now the block price can be far higher than the price of the home to be built on it.
Its a killer and particularly when the ratio of income earned to house prices has
made housing even more unaffordable.
It's all in the hands of private developers now who drip feed subdivisions so they can
maximise price. Likewise apartment developments.
