If you buy investments (any investment), and the money used to buy the investment is in the form of debt. Then the interest payments are tax deductible, but only if the investment provides you an income. To be clear, if you receive no income (dividends) from the investment, your interest is not tax deductible. The fixed portion ensures, interest expense remains tax deductible for shareholders.
Example: If you buy a vacant block of land, and it has no rent coming to you, as there is no house, then the ongoing interest is not tax deductible (only offset against capital gain on sale). The intention to claim a tax deduction is why land owners attempt to lease out vacant land for a nominal rate to beekeepers and the like. This principal holds true for shares.
