IMO, the best way to manage the housing crisis is to: -reduce local Government levies on new housing (about $70K/unit) -reduce State Government S/D on slaes (now averaging $25K) -release more land for development -reduce rates on apartments.
IMO the trigger to build more social/affordable housing should be the rental vacancy rate: 2% = stable market........maintain the status quo 3%=too much rental stock...........cut back on building 1%..=..........build until vacancy rates reach 2%
PS: the $s foregone by Munis & State Governments should be topped up by the Comm
