Again I reiterate. We need not wait much longer to see who is right and who is wrong. I'm calm, confident, unemotionally and assured of the outcome. I doubt those on the opposite side of the argument are. Anger, denial and indignation won't alter the course of events.

With your first paragraph, you just contradicted the basis on which all the nonsense that we read on this forum about rising house prices.
Look, there is nothing wrong or foolish about being bullish, just not when the asset price cycle has reached a tipping point.
