All the grants do is pump up the price of a home. They go straight to the vendor. Totally useless IMHO.
If the gov't insists on grants then stick them on new housing only. Existing housing should get nothing.
Same as negative gearing, either remove it from existing housing via staged reduction plan or allow a higher rate on new builds.
This is all assuming the gov't actually wants to stimulate new builds.
