UT, I appreciate your effort in putting together your lengthy response. You are passionate about the subject and you have a vested interest that thing don't turn sour at this point. I am not about talking down house prices, it's impossible. Even Stevie boy with prime TV air time could not make house price budge if the circumstances isn't conducive.
You also believe in what you say and back up with your own rationale (whether I agree or not). This is healthy debate.
You are unlike those cut-and-paste artists who use the investment forum to tell people what drapes they bought, dodge fundamantal questions and whose vocab seemingly are limted to "doomsayers", "yawn-yawn", "bear losers missing out on big price rise"..etc.
Since our positions and fundamental reasoning are so at odds, it's just become an endless to-and-fro exchange going nowhere. Everything is repeatedly to ad nauseam. (including myself).
Neither side will be convinced by the other.
Lets just agree to disagree and we shall revist periodically the house price trend throughout the year.
