I agree with you housing (in most areas) is way too high. But there still is a shortage that is getting worse.
Due to the prices I wouldn't buy residential for investment when the XJO is so much cheaper.
However, commercial and industrial may be ok, cap rates are high. Farms good too in some area for when ag gets going, but check out the low cap rate of residential in good areas, lol.
ABC learning was a heap of **** behind the scenes, like MFS. Clever accounting. Unfair to compare that rubbish with good companies imo. :))
