I built a new home and decided not to live in it so put a sign on the fence and a top-draw guy rented it. I used the X52/12 method and even said it would OK to pay on the 15th of the month. This guy was no bogan but I was always onto him pay the extra, not just weekly X 4.
That property is now let through a manager and I would insist on the /7X365 formula if I were asked. But I pay the manager to organise these things.
