    VCX is 'safe' given that they did their dilutionary capital raise hence less debt.
    For myself I don't want to be exposed to this sector given rising interest rates and much higher rising inflation.

    Two fold reasons:
    *impact on consumer (hence rent viability)
    *impact REIT valuations (valuations are set against the 'risk free return' rising 'risk free return' lower property valuations, lower valuations negative earnings, since REITS market to market their property valuations through the P&L)
