No idea about this area as I only invest closer to home here in SA. Personally I wouldn't be to concerned about the area being a Housing Commission area with high unemployment and high crime rate as the people in these areas still need somewhere to live and the people in these areas are not as bad as some make them out to be. If it has high unemployment then a fair chunk of their rent will be in the form of government rent assistance which means they should be able to afford the rent. Sure the area would not be the best for shorter term capital gains and may not improve for many years but if you are holding for 20+ years does it really matter as allot of things can happen in that time to change the area.
