Theres some helpful information on this thread, I now realise ive timed my entry a little early.
Im fairly sure ill do ok eventually though.
One thing I have to say is that the valuation of property using cap rates is dam confusing to non accountant types like me.
I did find some notes in the financials that indicated to me that valuations shouldn't move more than a couple of percentage points. My take is the rising rents should negate most of the interest rate hit on current valuations.
