    Well yeah but people look through the short-medium term:

    Inflation? Probably peaked
    Interest Rates? Maybe one 0.5% and a couple of 0.25s to go? But I reckon they'll be stable soon as well
    Property valuations? Wouldn't want to be in residential but retail/VCX cashflow still seems to be improving if anything and still a bit of buffer on VCX NTA anyway.

    The 5%+ yield doesn't seem much of a stretch with improving cashflow and modest gearing. I'm not buying at these levels but I'm hoping to top up again post divvy if it gets back to $1.80.
