I agree.... I didn't mention supply of new housing for rentals, particularly "affordable" rental, or social housing..... this has been neglected for decades due to the problem of ghetto creation that caused state govts to buy single houses in mixed urban environments..... this practice has enabled state Govs to slow down the cost of new social housing and to hide the loss of housing per person.
another of the prime factors influencing rent rates is the swing to Air BnB rentals with thousands of houses removed from the long-term rental market - and now coupled with a refusal to make empty houses available for long term rent with thousands of people made homeless by the repeated flooding of some areas.
