As a former estate agent (principal) managing thousands of properties, I found that there is no 100% guarantee with a tenant's behaviour; no matter how well vetted. And the tenancy laws these days tend to err on the side of tenants, which is one of the main reasons why many landlords have converted to short term stays, like Air B&B and Stays, depending on location and suitability, where the tenancy laws do not apply, resulting in the current shortage of long-term accommodation.
But yes, it's a brave landlord who goes it alone without an agent and landlord insurance. I hope your daughter has better luck with future tenants, the majority of whom (85%) are no problem.
