    While you have built up a sizable equity position I believe you would have found that 'investors' who have purchased a couple of properties over the last couple of years wouldn't be as fortunate as yourself.

    As for the fhb comment - what would you say has driven up prices over the last year. Would this be FHB, which subsequently pushes up prices for the upgraders etc.

    If fhb are squeezed out of the lower end of the market, would it be fair to hypothesis that the upgraders can't upgrade because the demand for their property has decreased? Its almost of trying to have your cake and eat it too?

    Saying that fhb out of the market is going to have no effect on the overall market.
