Come to think of it, nobody would want to JV it, they'd want it lock, stock & barrel.

Thanks BW for detailed response. Whilst i don't entirely agree with everything you have posted, i'm not going to respond to each item except to say sure, improvements could have been made but putting what was said or not said/ done etc aside, i still believe the value is compelling.
