Because your a representative of one person, and not necessarily the average of a population. But your right, thats how property spruikers work their calculations also, they base it on a very selective sample and usually a targeted population i.e. housing shortage data.

Having said that, average mortgage is one of the most useless ones IMO. Im not interested in those that have mortgages from the early 1990's, im interested in those that have them since early 2000's.
