Speaking from experience are you?
I know 1 guy forced to sell as his tenant stoped paying altogether.
I know two others that had to start claiming rental insurance, and that doesn't really cover it either.
If the tenant is in financial distress, and promises he will pay you back, the judge rules in their favour, not the landlords.
and in reality the tenant usually buggers off after a few months to avoid paying it back!
