    Fair enough.

    each to their own...noone knows the right answer.

    What if you bought now at say 350k and in 2 years the house was worth $300k?

    With a 20% deposit you now tip in 60k instead of $70k...so yes wise decision so it seems.

    10k better off upfront.....and $40k less to pay off over the next 25 years....beauty.

    So in the next 2 years....assume you rent instead and pay 250 week....theres $26k you could have knocked onto the mortgage...maybe not make a big dent, but its a start.

    Then although the property has dropped 50k...and ive got in cheaper....interst rates are 1.25% higher so it costs me another 4k a year more than 2 years ago...

    and because I held off for 2 years....I didnt move jobs as i wanted to be able to show the bank i was a stable money earner in a job for 4 or 5 years....

    and by doing so missed out on the 15k a year more i could have got had had i bought then moved jobs.....and the job was 2 streets away from the house i found.....


    but i didnt buy and waited 2 years, didnt take the increased wage, rented and lost money, and now 2 years on.....

    stuck in the same job, same low ball pay.....missed the lovely house i wanted albeit at a higher price....

    and now have to get in with tighter access to funds as rates are up higher than 2 years ago but the wage isnt....

    and the baby is on the way, so i asked the mrs any chance she could put it back in for 2 years while i wait for the market to drop so i can get in then and save about $2k at the end of my 25 year loan.

    Ok....lol....this is just a novel story....a whole lot of dribble.....

    but just trying to open ones eyes to the fact life can chnage so quickly and things dont always pan out as they might ...

    and waiting might sound good....and could be the right call....but who knows.

    I never hold off buying a property because i think it will be cheaper in 2 years....odds are, your looking at the wrong property to start with.

    Anyway...just my two cents of dribble.
