You mentioned in the past a couple of things. 1. That you are almost certain 99% a land transaction will occur in 2023 and 2. The performance of Wolf Pack wont have any significant bearing on the land valuation due to the number of wells that have already been drilled in SP3, hence all the big players would have enough data for their NPV calculations of the acreage.

My question is just around your opinion only for the timing of the sale. As BRK have successfully achieved the HBP milestone for over 6 months now, what do you believe will change over the next 6 months for this sale to occur if it hasn't happened already? Eg. Do you think management are waiting on higher oil prices to a more truer value before executing a transaction.
