Bottom line summary of why I say it's flawed, from a return to shareholders perspective, you should work your numbers out on EBITDA and not NPAT (especially a crude estimate that ignores debt repayment).
if you redo your analysis using EBITDA you will find that the investment actually looks very attractive.
