I have never had the skill / foresight to buy dumps and then do them up. I would love to do it but I just don't think I have the personal composition for this.
This is a great way to reduce the 'risk' of the transaction in that you have eliminated people like me out of the competition and have created a 'margin' where your skill can fill the 'profitability' gap.
I have some friends that recently bought a dump in Sydney's south - man...it was a dump and I was questioning their judgement (which has been previoiusly on the mark).....5 WEEKS later....amazing.
