Not true. You can hire any tools you require these days at reasonable rates. Instead of paying tradesman it is far more cost effective in a lot of cases to do the work yourself e.g. painting, polishing floor boards etc.
You be surprised at how quick your investment properties turn cash flow positive when you do the work yourself.

I am not talking about building a house, I am talking about the small stuff e.g tiling a bathroom etc.
