Hi Noomxx, I just bought in yesterday. Here is why I bought
1) land lease and Nta respectable- Ie Nta is higher than current valuation. Land value and scarcity and good locations.
2. I see as inflation hedge with ability to capture costing increases to serve - captive market.
3. Population is ageing, cannot be disputed with over 55 cohort.
4.
the biz model could be adaptable to larger market and the moat is sufficient….
anyway I could be wrong. Will it drop further - yes most likely, but happy to be invested for the long term….
for intermediate term, I think it is a stable bet (generally speaking) when you weigh up the market uncertainties generally.
