The effective interest rate needs to take into account the royalty payment (they call it a PPA) which will cost over $18M , unless bought back , we have not been given the price it can be bought back at , using a broad brush I am costing the royalty at 1.5% of the 265M loan for 5 years which comes in at around $20 M
Should discount that 20M for time but that is getting too difficult to work out for me
