On your point 1, they do seem to be selling their properties basically at book value. That being said the sales are going slowly so there is the possibility of cherry picking happening. Given how wide the discount to NAV is though, there is a pretty significant margin of safety. These are properties in NY, so there are reams of data available on what prices are doing there. I'm considering buying more at these levels
