I think analyst rule of thumb metric are fair. However you also need to expand that line of thought. Assume we have 120MT that underwrites existing s/p. However market values assets 6-12 months ahead so once 120MT is confirmed i think we can all agree 200MT will be next target and market will start pricing that in.
