Interesting thread, that shows the evolution of perception of values through time. No disrespect to the posters, as comments made at that point in time. But it shows how investing in property REITS are 'fluid', depending on the facts at that point in time.
My personal view, the CAP rates have to be high enough to 'absorb' risk. Then there are the secondary factors, WHALE, interest rates etc. ect.
Interesting times.
But these historical threads do show the potential capital destruction that can occur if one doesn't get these investing equations correct.
