Westralia square book val is based on a 6.25% cap rate...
Taking into account the 30/40% incentives they are throwing at leasing deals, I would suggest the true net effect yield they are working off is closer to 4%. With debt sitting at 6.25% and risk free returns at 4.75%, I would be assuming their book val is way off compared to what that would actually transact for on the open market.
All just my humble opinion of course
