Good post, but in my opinion the elephant in the room is management. Lousy management thats the biggest issue, as I wrote previously. At the financial results we saw revenue increase (purchase) management fees increase result of more turnover and a guidance for a lower dividend.
Management is in a comfort zone, back in November last year it was clear cheap money era was over. Why did the management did not react then but continued buying ? obviously the sellers was the "smart money" . This is the GFC all over again there will be buying opportunities sooner for some Reits or later like CLW!!
