    I've got CIPs FFO growth rate in the mid-teens for the next 10 years which means the increase in the cost of debt should largely be negated.
    Their cashflow will be a hedge against the cost of debt increases and the increase on equity across their industrial portfolio is cream.

    FY27 is when most of their hedges start coming off, that'll be their peak gearing (I've modeled it out at 47%). I imagine they'll need to recycle some assets to pay down debt just to be safe in the near term.

    I sold the stock back in 2021 but I'm back in at this price point. REITS are not a great place to be right now but risk/reward ratio is greater as well.
