Simple reality is rolladex by the time I got the simmonds home I wanted up to the level of what I call a real home (2.55m celings, bricks over all windows, eaves, drive ways etc) simmonds came in at $227k for 25 squares.

Also, ALWAYS check to see how many coats of paint you get, most only give you two, and the undercoats is a spray job.
