hi pski good post, I have found in my househunting that the immaculately renovated homes that meet my standard end up going for way too much (ie more than I want to pay!) because babyboomers can sell their big homes for a fortune and move right in without doing a thing....fair enough at their age they don't want the hassle of renos and they have the cash to pay whatever they like.
On the other hand unrenovated period homes also get a premium from many buyers because they get stars in their eyes and see it as a blank canvass for their dreams, having little idea of how painful the renovation process can be!
I am in the hunt for a tired and ugly renovation that shows the house in a poor light and isn't attractive to either of these deluded groups of buyers (I think I have found one!) :-)
