I think they want a project to fast-track their portfolio closer to something with production potential.
They have a lot of land holdings yes, and some promising early results in several of them, but nothing that has put them on the map.
Large land holdings are all good and well, but being a micro-cap explorer means it will take them years to fully assess the potential of the ground which is a capital intensive and slow process, and will require several cap raisings.
I think raising money for a project with nearer term potential is more palatable to investors. PDI went years flying under the radar before striking it big. It can happen, but it's exceedingly rare.
