    Other interesting figures from Corelogic regarding FY 23 (national figures) :

    . dwellings rents : + 8.3 % in FY 23, after + 9.5 % in FY 22 and + 9.6 % in FY 21.
    Pre-covid decade average of 2 % per year.

    . gross yield : 3.7 % in FY 23 (3.5 % in combined capitals vs 4.4 % in combined regionals).
    Obviously, this level of yield continues to look quite low (compared to term deposits), despite the large increase of rents during the last 3 years.
    It is also a yield before all the costs for the landlords, so the net yield (before tax) is even lower.
