Not sure if there have been sufficient transactions of late to support the quarter percent softening in office cap rates, and would expect another half percent at the very worst by the time we've seen the absolute bottom in valuations.....probably in H2 '25. So 6.75% IMO or thereabouts.
Which is not that bad. By that time, share price should have jumped solidly from where it is today.
