I had a took a look at DXC while much smaller than WPR it offers much higher yield. Morningstar gave (last time l checked) both a higher risk rating.
I have being trying to calculate the yields on direct commercial properties but l am finding it hard to get both the rent and sale price of property. Then l thought l would just ask the A.I. search feature and the answer was 5-10% yield for direct commercial property ownership and 1-3% residential property investment.
(AI lists the benefits of direct commercial property ownership, as being lower fees, better tax relief and more control. it does not list the biggest disadvantage, and that is a vacant property with a lot of allocated capital).
Have a look at HDN - yes the yield is lower but it was given a lower risk rating by morning star and a major shareholder looks like Brett Bundy although I think he's been reducing his holding.
I agree with inflation. just not sure (really not sure) about interest rates. I like to buy and then hopefully hold for quite a few years (although that doesn't always work out).
