You can see that for FY23 net assets are A$34.1 billion and total liabilities are A$353.8 billion. This means that since FY19 they have increased their net assets by A$15.8 billion even with "increased debt"
This is from the same report page 11. You can see that for FY23 they had A$19.1 billion net operating income. That is an increase of A$6.4 billion since FY19 or in percentage its 50% increase. From this you can clearly see that they leveraged their balance sheet to increase net operating income and net assets over the years.
