The thing with interest income is it works both ways... reducing it means yields are lower which results in PE expansion and more investment, hence growth.
They get rewarded on both sides of the coin due to excellent financial health.
Opposite situation for DDR... earnings punished due to increased interest expense however when interest rates lower they will make a windfall on earnings.
