Enjoyed your posting and it is obvious that you have put in time and effort looking for that window of oppurnity. There are several basic issues working against Rcu on this one, the poor distribution notice for the september quarter, this is a reduction of over half which should have been explained and the notice of half yearly distribution and brenchmarking this against the australian reit. This was not good, because one of the leading reit's cromwell distributes quarterly and has always done what it said with no surprises. In addition the derry sale unless a notice comes out in the next week or so there will be another mark against management. Do not say hey, i want to sell and need to before october 2010 there were concerte offers but i will wait and get a better offer.. needs to happen. Unfortunately i have the feeling that RCU.s management is developing another agenda which may not be in kind for the shareholders. A reit gives distribution income thats its purpose in life . Growing the turnover in the current situation may not be in the interest of the shareholder. But definitly in the interest of the management company which paid as a percentage of turnover, Rcu management needs to clearly explain its policy and actions. In addition rcu is faced with USA/AUD rate not working in its favour. By the way does the 500 included the properties listed for sale. Also to my knowledge there has been an increase in oppunrity buying in the american commercial market. Also a few of the local american reits sp's have been doing well in the past year. Like i said i hope rcu see an oppunity for the company not just the management fees cheers and good luck
