They should beware of someone then using a rough schematic to “calculate” how much “area” something occupies, specifically; whilst simultaneously ignoring relevant specific metrics that were referenced.
They should beware of posters who claim to know what specific proportionof a tenement is actually usable area for ponds, when the FACT is they actually do NOT know what the practical/economical thresholds or boundaries actually are.
They should beware of posters gaslighting by making claims about what others “said”, when said claims are absolute fabrications.
They should beware of posters claiming they’re waiting til 6c when it’s apparently worth buying.
They should beware of posters who trade pips and will say whatever it takes to prop their trades.

My issue was with “statements of fact”, which are nothing of the sort.
When pressed, the “evidence” for that “fact” is nothing but rough guesswork.
