I think the big issue here is summarised by this page
The outsized profit comes down fast as the market cooled, but the operating cash flow dropped faster. With cost goes up, payg to pay, it was even lower than 2019. This did come as a surprise, and I shall revisit my model to see what could have gone wrongen
