OK I found the prospectus that has the terms, no interest maturity 2030.
So I assume that the loan component in the distribution is not taxable but a reduction in the capital cost of your purchase?

So if you buy on market at $2.79 you're actually buying shares at $2.414 & non interest bearing debt of $0.376.
Distribution FF 0.036649 pq = 0.146596 p.a
Current cost $2.414
Yield FF net 6.02% / gross 8.67%
Plus you get part of the loan repaid.
Is that all correct?
