I'd say it's essentially in-line with expectations. NTA decreased from 97c to 92c over the last 6 months. Many REITs reported reductions in NTA of a similar magnitude. REP is tough to judge on a half-year basis, because income is substantially skewed to the second half, as stated on page 6 of the presentation. The outlook hasn't changed for FY24: 5.6c distribution with a payout ratio of between 95% and 100% of FFO.
