    yes i have done some research booz and some simple mathematics

    in Japan property and equity prices were bid up well over fair value

    in such a scenario the inevitable happens and prices fall

    then a down trend emerges and if it is (down trend) sustained for long enough the mindset of the investing public changes and houses and stocks become seen as a way to destroy wealth not build it

    high employment, low interest rates and a strong economy doesnt help at all - it didnt in Japan

    but I personally dont think we are at that point yet, i still believe that australians will take on more debt, but the percentage of ownership of houses has been falling and when it gets to some point you are renting from the bank and the only way to pay down the principle on debt is to sell the asset

    this is when your so called multi-generational wealth building illusion becomes a japanese style debt induced deflationary spiral causing wealth destruction
