$10K for legal X2 + sales marketing, say $30K for stamp duty leaves $60K for sales commission.
Sales commission @ 3.00% on $60K is $2m.
So you would be left with $1.9m to buy a new property.
$100K is 5% of $2m, peanuts especially as it's tax free.
