Some suburbs of Perth have already risen 40% or more in last 3 years. The lower and median brackets are on fire as they were far too cheap for years. When each property is rising $2k or more a week it sure beats working.

Medina
Oreilia
Rockingham
to name just a few. All goes in cycles as these suburbs were struggle street before Covid.

Same here in the northern adelaide suburbs properties that would have sold around the $180/200k mark are now over $300k
Great for cap gains but I won't be buying any more at current prices even with the new rent levels
